Methodology & data honesty (real records and pure logic, no model)
Parcel-perfect geometry: every parcel is its actual boundary polygon from the Maricopa County Assessor GIS / AZ statewide parcel fabric, keyed by APN. Rendered as PMTiles vector tiles via MapLibre GL.
On septic (solid green, 105,260 parcels): a parcel is marked on septic by one of two deterministic rules, never a model:
  1. Confirmed county septic permit (70,876): the Maricopa County EDMS Online Septic Search lists a real septic record for this parcel. Ground truth.
  2. Developed parcel outside all sewer (34,384): the parcel has a building (Assessor improvement value > 0) and its centroid falls outside every mapped sewer service area, buffered sewer main, and utility sewer CCN we recorded for Maricopa County. If there is no sewer, the parcel is on septic.
County as-built PDF: 70,852 of the on-septic parcels have an archived county permit / as-built PDF you can open directly. The as-built is a bonus, not a requirement: a parcel is marked green whenever either rule holds, with or without a PDF on file.
Extracted soil / as-built detail (OCR): 242 parcels carry soil type, tank size, system type, bedrooms or drainfield fields read by OCR from the county PDF; the count grows as the OCR pipeline runs. Click a green parcel to see any extracted fields.
Sewer coverage recorded: Maricopa sewer service areas were assembled from published municipal GIS (service-area polygons and buffered sewer mains for Mesa, Chandler, Gilbert, Goodyear, Buckeye, Queen Creek, Peoria, Surprise, El Mirage, Tolleson, Fountain Hills, Cave Creek and others), AZ utility sewer CCNs, and city-limits for cities that run citywide municipal sewer but do not publish sewer-line GIS (Phoenix, Scottsdale, Glendale, Tempe, Avondale and a few small towns). A confirmed county septic permit always wins over a sewer polygon.
No fabrication, no model: no LightGBM, no prediction, no "likely". Every green parcel is a real county septic record or a developed parcel with no sewer over it. Regenerable in one command from the live azfight database.
